Fences for Leland's newer neighborhoods and the HOA rules that come with them

Leland has grown faster than almost anywhere in the state, and most of its houses came with an open backyard and a set of design standards.

Leland sits across the Cape Fear River from downtown Wilmington in Brunswick County, and it has been one of the fastest-growing towns in North Carolina for years. The Census counted 30,542 residents in 2023, and roughly four out of five homes are owner-occupied. A large share of those homes are in master-planned communities and newer subdivisions along US 17 and NC 133, which means two things for a fence: the lot was graded recently, and there is almost always an HOA.

The HOA part matters most. Many Leland communities specify the material, color, height and style of fence allowed, sometimes down to a particular vinyl panel or black aluminum on lots that face a pond or a preserve. Approval usually has to be in hand before a post goes in. We price to your community's standards and give you the drawing and product sheet to submit.

The ground part is the second thing. New construction lots often have fill over native sand, and the drainage swales between houses carry a lot of water in a storm. We set posts outside the swale where the plat allows, deepen footings in soft fill, and keep the bottom of the fence high enough that it does not dam the water.

Leland fence questions

Does my Leland HOA need to approve the fence?

In most communities, yes, before installation. Bring the design standards to the estimate and we will price an approved style.

Can I fence across the drainage swale behind my house?

Often not, or only with a gap left for water. Check the plat for drainage easements; we will look at it with you.

Do you cover the communities off US 17 and NC 133?

Yes, throughout Leland and the surrounding parts of Brunswick County.
